Reliez Valley sits north-east of downtown along Reliez Valley Road, climbing toward the Briones open space. It is about nine minutes from our Golden Gate Way base.
Big lots, deep tree canopy, and the two problems that always come with that combination. Call +1 (201) 277-9344.
Big lots, long service runs
Reliez Valley parcels are generous by Lafayette standards, and that has a consequence people rarely think about until something backs up: everything buried is longer here. Longer sewer laterals, longer water service lines, longer irrigation runs, longer drainage systems.
A longer lateral means more joints. More joints means more places for the fine feeder roots of a mature oak or bay to find moisture and get in. It also means more distance for a belly to form as ground settles over decades, and a belly collects solids. Both roads lead to the same place — see sewage cleanup and backup removal.
Longer irrigation runs matter differently. On a property this size with extensive landscaping, an underground irrigation leak can run for months without anyone noticing, showing up only as an EBMUD bill that stepped up for no apparent reason. See leak detection.
Water coming down off the hill
Reliez Valley is upslope, and the ground above much of it is open hillside and watershed. During an atmospheric river the volume that comes off that ground is substantial, and it arrives fast because saturated clay does not absorb.
What we find repeatedly on these properties: crawl space vents packed with wet oak leaves, so the vent that should be ventilating is instead a low point collecting water. Area drains that have not been cleared since the previous owner. Culverts and roadside channels overwhelmed and spilling toward driveways. And on the older houses, no vapor barrier at all over bare crawl space soil.
The result is crawl space flooding that goes unnoticed until the smell reaches the hallway.
Why crawl space damp becomes a whole-house problem
Air in a house moves upward. Warm air escapes at the top and draws replacement air in from below, which in a home over a vented crawl space means a meaningful share of the air you breathe upstairs started down there — coming up through plumbing penetrations, chases and gaps around ducting.
So a wet crawl space is not a contained problem in an unused space. It is an indoor air quality problem, and it presents as an unexplained musty smell in a closet or a hallway weeks before anyone thinks to look underneath the house. See mold remediation.

Why Reliez Valley residents choose us
Every restoration company claims 24/7 and certification. These are the reasons that are specific to working in Reliez Valley.
Nine minutes to Reliez Valley Road
Plus a few more depending how far up you are and how long the drive is. Gravel drives change where the truck can park, so we ask.
We expect long buried services on these parcels
Bigger lots mean longer laterals with more joints for oak roots, longer irrigation runs that leak for months, and longer drainage systems nobody has looked at.
Crawl space vents packed with oak litter
The vent that should be ventilating becomes a low point collecting runoff. It is the single most common entry route we find on Reliez Valley properties.
We isolate irrigation before searching the house
On a lot this size with extensive landscaping, a stepped-up EBMUD bill is irrigation far more often than plumbing. Two minutes of valve isolation saves a day of searching.

Reliez Valley water damage FAQs
Why do large Reliez Valley lots get more sewer backups?
Because everything buried is longer. A larger parcel means a longer sewer lateral, which means more joints for the fine feeder roots of mature oaks and bays to find and enter, and more distance over which a belly can form as the ground settles. Both catch solids and both end in the same place. If your house is on its original clay or cast-iron lateral, a camera inspection tells you the condition before it becomes a Category 3 cleanup.
My water bill jumped but I cannot find a leak anywhere in the house.
On a large Reliez Valley lot with extensive landscaping, irrigation is the most common culprit. Shut off the irrigation valve specifically, then check your meter with everything else off — if the movement stops, you have found the system. If it keeps moving, the leak is between the meter and the house. Underground irrigation leaks can run for months on a property this size with nothing visible above ground except a patch of lawn that is greener than the rest.
There is a musty smell in the hallway with no visible source.
Check the crawl space. Air moves upward out of a crawl space into the living area, so a wet crawl space presents upstairs as an unexplained smell long before anything is visible. Open the hatch and look with a torch rather than going in — you are looking for standing water in the low section, insulation hanging down from the joists, and a torn or floating vapor barrier. On Reliez Valley properties this is by far the most common answer.
How fast can you get to Reliez Valley?
About nine minutes to Reliez Valley Road from our Golden Gate Way base, plus a few more depending on how far up you are and the length of your driveway. Well inside our 60-minute dispatch target. We will ask about access when you call, since a long gravel drive changes whether the truck-mount reaches the house.
