Moraga is about fourteen minutes from our Golden Gate Way base — down Moraga Road over the hill, or around via St Mary's Road depending on where in town you are.
It is a hillside town of large lots, and the two things that generate most of our work here are slope drainage and original 1960s–70s plumbing reaching the end of its life at roughly the same time. Call +1 (201) 277-9344.
Slope, soil and where the water goes
Moraga sits in a valley ringed by open hills, and a large share of the housing is on ground with meaningful fall. That produces the same winter mechanism we deal with across Lamorinda: during an atmospheric river the clay soil saturates within hours, and everything after that sheets across the surface following the grade.
What is a little different in Moraga is the scale of the lots. Larger parcels mean longer drainage runs, more of them buried, more of them installed decades ago by whoever built the house, and considerably less likelihood that anyone has looked at them since. We regularly find area drains and French drains that have been completely silted for years — the homeowner has no idea because they only fail during the one storm a year that actually tests them.
The other slope issue is stability. Saturated hillside soil moves, and movement stresses foundations, retaining walls and anything cast into or buried in the ground. If you see new cracking in a retaining wall or a driveway after a wet winter, that is worth an engineer's look before it is worth a restoration contractor's.
Housing stock: 1960s–70s at first-repair age
Moraga built out substantially in the 1960s and 1970s, which puts the bulk of the town's original systems at the same point in their lifecycle right now.
- Copper supply lines developing pinhole perforations — the single most common indoor loss we attend here. See burst pipe cleanup.
- Water heaters in attached garages, many replaced once and now due again. See water heater leak cleanup.
- Original angle stops and braided supply connectors under sinks and toilets, which have a service life measured in years rather than decades.
- Clay and cast-iron sewer laterals on wooded lots, with the same root intrusion problem that defines Orinda. See sewage cleanup.
- Original shower pans and tub surrounds, which fail quietly into the subfloor and the ceiling below.
The Moraga Country Club area and the Rheem Valley pocket are where we see the highest concentration of these.
Saint Mary's College and the rental stock
Saint Mary's College sits at the eastern edge of town, and the housing around it includes a meaningful amount of rented property. Rental water damage runs differently from owner-occupied: the person who discovers the leak is often not the person who calls anyone, discovery is delayed, and the responsibility question between landlord and tenant slows the response further.
Our advice to owners and property managers is the same one we give commercial clients — authorize mitigation immediately and settle the split afterwards. A day spent determining responsibility while water sits costs far more than the difference being argued over. We document thoroughly enough for whichever party ends up paying.
Wildfire zone considerations
The open hills that give Moraga its character are Diablo Range grassland, and much of the perimeter falls within elevated Cal Fire hazard severity zones. As in Orinda, that brings two water damage exposures: exterior defensible-space sprinkler systems that fail while unattended, and fire suppression water that goes through ceilings and into crawl spaces. Post-fire, burnt slopes shed water for several seasons and raise the runoff risk for everything downhill.

Why Moraga residents choose us
Every restoration company claims 24/7 and certification. These are the reasons that are specific to working in Moraga.
Twelve to sixteen minutes over the hill
Moraga Road or St Mary's Road depending on where in town you are. Properties up in the hills add a few minutes and we will say so rather than quote a flat number.
Large lots mean buried drainage nobody has inspected
Area drains and French drains installed with the house in the 1960s and 70s, silted for years, only tested by the one storm a year that matters. We find them and tell you which are dead.
The whole town is at first-repair age together
Moraga built out in a compressed window, so copper, water heaters, angle stops and shower pans are all reaching end of life at once. We see it as a pattern, not a series of accidents.
Landlord and tenant work around Saint Mary's
We authorize mitigation immediately and settle the responsibility split afterwards, documenting to a standard that works for whichever party ends up carrying it.

Moraga water damage FAQs
How long does it take you to get to Moraga?
Typically 12 to 16 minutes from 3450 Golden Gate Way, either over the hill on Moraga Road or around on St Mary's Road depending on where in town you are. Properties up in the hills or on long private drives add a few minutes. We will give you an honest ETA for your specific address when you call.
Why do the drains on my Moraga property stop working?
Silt. Area drains and French drains on larger lots fill gradually with soil, leaf litter and fines over years, and because they only get properly tested during the heaviest storm of the year the failure goes unnoticed until water is somewhere it should not be. Test them each October by pouring a bucket of water into every grate and confirming it goes somewhere — on a large lot with buried drainage of unknown age, this is the highest-value half hour available.
My 1970s Moraga house has had two pinhole leaks. Should I repipe?
It is worth a serious conversation with your plumber. Copper fails from the inside out through pinhole perforation, and a house that has produced two is telling you about the condition of the whole system rather than about two unlucky fittings. Each spot repair means paying for the access and the restoration again, and the restoration is normally the larger number. Many Moraga homes of that era are now on their repipe.
Do you work with landlords and property managers in Moraga?
Yes, and around Saint Mary's in particular. Our advice is always to authorize mitigation immediately and settle the landlord-tenant responsibility split afterwards — a day spent determining who pays while water sits costs far more than the amount being argued over. We document thoroughly enough for whichever party ends up carrying it, and we can invoice separately by scope where the split is clear.
