Mold is not the problem. Mold is the symptom — the problem is that something in your building has been wet long enough for spores that are already everywhere to find a food source. Kill the growth without fixing the moisture and it comes back in the same wall within months.
We do both: contained removal to standard, and the diagnosis of why it grew. Call +1 (201) 277-9344 for an inspection.
Signs you need mold remediation
If you recognize two or more of these, the problem is already past the point where waiting is cheaper.
A persistent musty or earthy smell
Microbial volatile organic compounds. The most reliable indicator of hidden growth, and often the only one.
Visible discolouration on walls, ceilings or framing
Black, green, gray or white patches, sometimes fuzzy. Anything over roughly 10 square feet should be contained.
Allergy-type symptoms that improve when you leave the house
Congestion, itchy eyes, cough or asthma flare-ups that clear on holiday and return at home.
Paint bubbling, staining or wallpaper lifting
Moisture behind the finish. Growth is usually already established in the cavity.
Condensation on windows or high indoor humidity
Sustained relative humidity above roughly 60% makes growth likely with no leak at all.
Any past water damage that was not properly dried
The most common history behind a mold call we take.
The 24 to 48 hour window
Under EPA and IICRC guidance, mold can begin colonizing wet building materials within 24 to 48 hours. It needs three things and it already has two of them in every house: spores, which are ubiquitous, and a food source, which is any cellulose material — drywall paper, wood, cardboard, dust. The only variable you control is moisture.
That is why the whole logic of water damage response is speed. It is also why we are blunt with people who ask whether they can leave a wet crawl space until the weekend.

Where it hides in Lafayette homes
Crawl spaces
The number one location, by a distance. A hillside crawl space that took storm runoff, or one with no vapor barrier over damp clay soil, sits at high humidity for months. Growth establishes on joists, subfloor underside and any stored cardboard, and the first symptom upstairs is a smell in the hallway closet that nobody can place. Common across Burton Valley, Springhill and Reliez Valley.
Behind and under bathroom finishes
A failed shower pan or a leaking supply at a toilet feeds the wall cavity and the subfloor continuously. By the time a tile grout line discolours, the framing behind it has often been wet for a year.
Under kitchen sinks and behind appliances
Slow drips onto particleboard cabinet bases. Particleboard swells, holds water and is an excellent food source. Also behind refrigerators with ice-maker lines and under dishwashers.
Exterior wall cavities on the weather side
Wind-driven rain during an atmospheric river finds a failed sealant joint or a flashing gap and wets the sheathing from outside. Nothing shows indoors until the paint blisters.
Attics with bad ventilation or a roof leak
Sheathing growth in the north-facing plane where it dries slowest, often paired with a bathroom fan venting into the attic instead of outside. See roof leak water damage restoration.
Black mold, mildew, and what actually matters
People ask us constantly whether it is "black mold." The honest answer is that species identification rarely changes what we do. Stachybotrys chartarum is the dark, slimy one that grows on chronically wet cellulose and gets the headlines, but Aspergillus, Penicillium, Cladosporium and others are far more common indoors and are equally worth removing. Remediation protocol is driven by the area affected and the material, not by the color.
Surface mildew on a bathroom ceiling from shower humidity is a genuinely different situation from a colonized wall cavity — that one you can often clean yourself and fix with a better extractor fan.
| Situation | Typical approach | Containment needed |
|---|---|---|
| Surface mildew on tile grout or a painted ceiling, under ~10 sq ft | Homeowner cleaning plus a ventilation fix | No |
| Visible growth 10–100 sq ft on drywall or wood | Professional removal, contained | Yes — full containment and negative air |
| Over 100 sq ft, or any HVAC involvement | Full containment, engineering controls, clearance testing recommended | Yes, with a clearance protocol |
| Crawl space or attic growth on framing | Contained removal, treatment, and a moisture-source fix | Yes |
| Any growth with an occupant who is immunocompromised or asthmatic | Professional removal regardless of area | Yes |
How proper remediation works
Inspect and find the moisture source
Moisture meters, thermal imaging and, where the source is not obvious, a look inside the assembly. We will not quote a remediation without identifying why it got wet, because otherwise you are paying twice.
Build containment
Sealed poly barriers around the work area with negative air pressure maintained by HEPA-filtered air scrubbers exhausted outside. This is the step cut-price operators skip, and it is the step that decides whether spores end up in the rest of your house.
Remove the colonized material
Affected porous material is cut out and bagged inside containment. Semi-porous framing is HEPA vacuumed and, where needed, abraded or treated. Growth is physically removed — not painted over, not "encapsulated" as a substitute for removal.
HEPA clean everything
All surfaces in the containment HEPA vacuumed and damp wiped, including the ones that look clean. Airborne spore load is knocked down before containment comes off.
Treat and dry
Antimicrobial applied to remaining structure, then the assembly dried to a documented dry standard. Drying matters as much as the removal.
Fix the cause
Vapor barrier, drainage, ventilation, flashing, plumbing — whatever let the water in. We do the work or write the scope for the right trade.
Verify
Visual verification plus, on larger jobs, third-party clearance testing by an independent hygienist. We do not test our own work on a job where the result matters — that is a conflict of interest.
Cost, and what moves it
Small contained jobs — a single bathroom wall, a bounded area under a sink — are usually a low four-figure exercise. A colonized crawl space, a whole exterior wall assembly, or anything requiring HVAC remediation and third-party clearance runs substantially higher. On the larger properties in Acalanes Ridge and Upper Happy Valley, high-end finishes and custom millwork are usually the biggest cost driver, not the remediation itself.
On insurance: mold is generally covered when it results directly from a covered sudden water loss that was addressed promptly, and generally excluded when it results from a long-term leak or deferred maintenance. Many California policies carry a specific mold sublimit — often $5,000 or $10,000 — regardless of the dwelling limit. This is worth knowing before the work starts, not after.

You do not need to know what to ask for
You do not have to know whether this is mold remediation, extraction, mitigation or a full restoration — those are stages of one job and sorting out which you need is our work, not yours.

What drives the price
We are not going to quote a number over the phone — nobody can scope a water loss without walking the property. These are the factors that decide it.
- Square footage of affected material
- The primary driver. Under 10 sq ft is often a homeowner job; over 100 sq ft needs a full engineered containment.
- Location and access
- Crawl space and attic work is confined-space labor and takes far longer per square foot than an open room.
- Containment complexity
- Number of chambers, decontamination airlocks and how much of the building has to stay usable during the work.
- HVAC involvement
- If ducting distributed spores, duct cleaning or replacement is a significant separate scope.
- What has to be rebuilt
- Standard drywall and paint is inexpensive; matching custom millwork, stone or specialty plaster is not.
- Clearance testing
- Independent third-party post-remediation verification, which we recommend on anything substantial.
Why choose Water Lafayette for mold remediation
Not the generic badges every restoration site carries — the things that actually change the outcome on this particular job.
We do not test our own work
On anything substantial we recommend post-remediation clearance by an independent hygienist. A firm that writes the protocol and then passes itself has an obvious conflict of interest.
We will not quote removal without the moisture source
Mold is the symptom. Remediate without fixing why it grew and you are paying for the same work in a year. If we cannot identify the source, we say so before quoting.
Containment sized to the area, per S520
The IICRC S520 standard scales the protocol with the affected area, not with the color of the growth. Under 10 square feet is often yours to clean; over 100 needs engineered containment and a decontamination route.
Species identification only when it changes something
People ask if it is black mold. Remediation is driven by area and material, so sampling that will not alter the scope is money spent on paper.
We know where it hides in these houses
Crawl spaces on hillside lots, bathroom wall cavities, cabinet toe-kicks, and the north-facing attic plane under a fan that vents into the roof space rather than outside.

Mold Remediation FAQs
How fast does mold grow after water damage?
Under EPA and IICRC guidance, mold can begin growing on wet building materials within 24 to 48 hours. Warm, dark, still spaces such as a crawl space, a closed wall cavity or under floating flooring are fastest, because the moisture cannot escape. This is the entire reason emergency extraction and monitored drying are urgent rather than optional.
How do I tell black mold from ordinary mildew?
By where it is growing more than by how it looks. Surface mildew on bathroom grout or a painted ceiling grows from shower humidity, wipes off, and comes back if ventilation is not improved. Growth that is fuzzy or slimy, spreads across drywall or framing, keeps returning after cleaning, or comes with a persistent musty smell indicates a moisture source inside the assembly and needs professional assessment. Species identification rarely changes the remediation protocol — area and material do.
Does homeowners insurance cover mold remediation?
Usually when the mold results directly from a covered sudden water loss that was reported and addressed promptly, and usually not when it results from a long-term leak, humidity or deferred maintenance. Many California policies also carry a specific mold sublimit, commonly $5,000 or $10,000, regardless of the dwelling limit. Check your declarations page for that figure before work starts so there are no surprises.
Can I just clean it with bleach?
On a non-porous surface such as tile, glass or sealed countertop, household cleaning is fine for surface mildew. On drywall, wood or framing it does not work — the chlorine stays on the surface while the water carries deeper into the material, and the growth inside the material is untouched. Colonized porous material has to be physically removed, inside containment, so the disturbed spores do not spread through the house.
Do you test for mold before and after?
We inspect thoroughly with moisture meters and thermal imaging, and we will do sampling where it genuinely informs the scope. For post-remediation clearance on a substantial job we recommend an independent third-party hygienist rather than testing our own work, because a company that both writes the protocol and passes itself has an obvious conflict of interest. We will happily coordinate that testing for you.
