Locally owned and operated from 3450 Golden Gate Way, Lafayette · Licensed & insured

Concord is the largest city in Contra Costa County at roughly 126,000 people, and it is about 22 minutes north-east of our Lafayette base via Highway 24 and I-680.

It is also the county's largest concentration of post-war housing, which means the largest concentration of plumbing that has been in service for sixty or seventy years. Call +1 (201) 277-9344.

Post-war housing and what is behind the walls

Concord expanded enormously from the 1950s through the 1970s, and the tracts built in that period define the city. From a restoration standpoint that produces a specific and fairly predictable set of failures.

  • Galvanized steel supply lines in the oldest housing. Galvanized corrodes internally, scaling until the bore closes and pressure drops, and eventually perforating. If your house has original galvanized, low pressure and rusty water are not quirks — they are the warning.
  • Copper installed from the late 1950s onward, now at pinhole age, which produces the burst pipe calls that make up the bulk of our indoor work here.
  • Slab-on-grade construction across much of the flatter housing, which turns a supply failure into a slab leak rather than a visible one.
  • Cast-iron drain lines that have scaled and, in the older streets, clay sewer laterals with root intrusion. See sewage cleanup.
  • Water heaters in attached garages, county-wide but numerically heaviest here simply because of the number of houses.

The commercial side: Todos Santos and the corridors

Concord has a genuine downtown built around Todos Santos Plaza, plus substantial commercial along Clayton Road, Willow Pass and Monument, and office and light-industrial parks around the periphery. That is a different kind of work from residential and we run it differently — see commercial water damage restoration.

The recurring commercial failures here are pipe breaks above suspended ceilings in multi-tenant office buildings, rooftop HVAC condensate discharging into a ceiling plenum, and commercial kitchen drain events in the restaurant stock around the plaza. For a restaurant, the Category 3 sanitizing protocol and the Contra Costa Environmental Health paperwork drive the reopening timeline as much as the drying does.

Drainage on the valley floor

Concord sits on relatively flat ground compared with the Lamorinda hills, which changes the winter risk profile. There is less sheeting runoff and more ponding — water that has nowhere to go because a street drain is blocked, a swale has silted, or the ground is simply saturated and cannot absorb any more.

The entry points into buildings are correspondingly different. Rather than water arriving from uphill, it rises around the building: under a garage door with a threshold below driveway grade, through a slab-to-wall joint, or backing up through a floor drain in a below-grade utility space. See flood cleanup for how we handle the contamination side of that, because ponded surface water is Category 3 regardless of how clean it looks.

Response time to Concord

Typically 20 to 28 minutes from Lafayette depending on where in the city you are and what I-680 is doing. The southern part of Concord toward the Pleasant Hill border is at the quicker end; the Clayton Road and Ygnacio Valley reaches are further. We will give you an honest number for your address when you call rather than quoting a single figure for the whole city.

Why Concord residents choose us

Every restoration company claims 24/7 and certification. These are the reasons that are specific to working in Concord.

  • Twenty to twenty-eight minutes, and we say when someone is closer

Concord is well served by local firms. On a small active loss we will tell you if one of them reaches you sooner — on a large or Category 3 job, the ten minutes is irrelevant next to who does the work.

  • We know what galvanized failure looks like

Low pressure and rusty water in a 1950s Concord tract is not a quirk. It is the system telling you where it is, and it usually means a repipe conversation rather than another emergency repair.

  • Ponding, not runoff — different entry points

Flat ground means water rises around the building rather than arriving from uphill: under a garage threshold, through a slab-to-wall joint, up a floor drain. All of it Category 3.

  • Commercial work around Todos Santos and the corridors

Phased containment so retail keeps trading, and health-department-standard documentation on any restaurant kitchen event.

Concord water damage FAQs

How long does it take you to reach Concord?

Typically 20 to 28 minutes from our Lafayette base at 3450 Golden Gate Way, depending on where in the city you are and traffic on I-680. Southern Concord toward the Pleasant Hill border is at the quicker end; Clayton Road and Ygnacio Valley are further. We give you an honest ETA for your address rather than one number for the whole city.

My Concord house has original galvanized pipes. What should I expect?

Galvanized steel corrodes internally, scaling until the bore closes and pressure falls, and eventually perforating. Low water pressure and rusty or discoloured water are not quirks of an old house — they are the system telling you where it is in its life. Galvanized supply lines in a 1950s home are decades past service life, and a repipe conversation with your plumber is usually more economical than a series of emergency repairs and the restoration that follows each one.

Water came in under my garage door during the rain. Is that covered?

Generally not by a standard homeowners policy — surface water entering at ground level is normally excluded and falls under a separate flood policy. It is also Category 3 water regardless of how clean it looks, because it has crossed paved ground. The usual fix is drainage rather than insurance: a trench drain at the threshold, regrading the apron, or clearing whatever is causing the water to pond in the first place.

Do you do commercial work in downtown Concord?

Yes — offices, retail and restaurants around Todos Santos and along the Clayton Road and Monument corridors. We phase commercial jobs by zone with sealed containment so the unaffected part keeps trading, and we work after hours where the loss allows. For food service, a Category 3 event brings sanitizing protocol and Contra Costa Environmental Health involvement, and we document to that standard from the first hour because the reopening is gated on the paperwork.
