A mixed main street, and a mixed set of problems
Downtown Lafayette is not one building type. Along Mt Diablo Boulevard you have single-story retail from several different decades, restaurants with commercial kitchens, upstairs professional and medical offices, and a scattering of newer mixed-use with residential above ground-floor commercial. Behind the boulevard, the streets turn residential almost immediately.
That mix produces the widest range of loss types of anywhere we work in a few square blocks. On the commercial side: pipe failures above suspended ceilings, rooftop HVAC condensate finding its way into a ceiling plenum, and commercial kitchen drain events. On the residential side directly behind it: the same mid-century plumbing failures we see across the rest of town.
When the building above you is not yours
The defining downtown complication is shared structure. A leak in an upstairs office comes down into the retail unit below, and now there are at least three parties — two tenants and a landlord — and potentially three insurance policies.
Our position on this is the same every time: authorize the mitigation immediately and settle the split afterwards. We document thoroughly enough that whoever ends up paying has what they need, and we can invoice separately by scope where the boundary is clear. A day lost to a responsibility discussion while water sits in a ceiling grid costs everyone more than the amount being argued about. See commercial water damage restoration for how we phase this work.
Trading through it
For a downtown business, closing on a Saturday is the real loss. We phase the work by zone — sealed containment across part of the floor, air movers on the wet side, and the rest of the shop or restaurant open and trading. Equipment placement and monitoring visits go into your closed hours where the loss allows, and on retail we routinely work overnight so the doors open on time.
The one thing we cannot phase around is Category 3 in a food preparation area. A kitchen drain event brings sanitizing protocol and Contra Costa Environmental Health involvement, and the reopening is gated on documented clearance. We work to that standard from the first hour rather than discovering the requirement halfway through.
The residential streets behind the boulevard
The houses immediately behind downtown are a mix of genuinely old Lafayette stock and mid-century infill, on flatter ground than most of the town. Two consequences: less runoff risk than the hillside neighborhoods, and older plumbing than the 1960s tracts — meaning galvanized branch lines and original clay sewer laterals turn up here more often than elsewhere.
The mature street trees that make these blocks pleasant are also finding those laterals. See sewage cleanup and backup removal.

Downtown Lafayette water damage FAQs
Do you handle the older housing directly behind Mt Diablo Boulevard?
Yes, and it needs a different approach from the 1960s tracts. The streets immediately behind downtown hold genuinely old Lafayette stock on flatter ground, so we see galvanized branch lines and original clay sewer laterals here more often than anywhere else in town. The mature street trees that make those blocks pleasant are also finding those laterals.
How fast can you get to downtown Lafayette?
Usually under ten minutes, and often faster. Our base at 3450 Golden Gate Way is a few blocks off Mt Diablo Boulevard, which makes downtown the quickest response area in our entire service map. If you are on the boulevard or the streets immediately behind it, we are effectively local in the literal sense.
Water is coming from the unit above mine. Who is responsible?
It depends on the lease and, in a multi-tenant building, on the specific clauses covering the structure versus tenant improvements. Broadly, the structure and common systems are the landlord's and the fit-out, contents and business interruption are the tenant's. Practically, authorize the mitigation immediately and settle the split afterwards — a day spent determining responsibility while water sits in a ceiling grid costs everyone more than the amount being argued over.
Can my downtown Lafayette shop stay open while you dry it out?
Usually at least partially. We phase the work by zone with sealed containment so the unaffected part keeps trading, and on retail and restaurant work we routinely place equipment and do monitoring visits overnight or before opening. We will tell you honestly at the assessment which zones have to close and for roughly how long. The exception is Category 3 in a food preparation area, which is gated on documented sanitizing and clearance.
