Richmond is about 32 minutes from our Lafayette base. We serve it for larger losses where scope and sustained attention matter more than travel time.

Wartime housing, built fast
Richmond has one of the most distinctive housing histories in the Bay Area. The Kaiser shipyards drew tens of thousands of workers during the Second World War, and housing was built at extraordinary speed to accommodate them. A great deal of that 1940s stock is still in use.
From a restoration standpoint that means: minimal or no original insulation, light framing, original galvanized supply piping in places, cast-iron and clay drainage well past design life, and slab or shallow-foundation construction with no vapor barrier. Everything in these houses is at or past the end of its intended life, because they were not built to last eighty years.
Galvanized in particular is worth knowing about — it corrodes internally, scaling until pressure drops and eventually perforating. Low pressure and rusty water are the system telling you where it is. See burst pipe cleanup.
Shoreline humidity
Richmond is on the bay, which means marine air and consistently higher ambient humidity than inland. As on the Delta edge, that makes drying slower, makes ventilating with outside air less useful, and raises baseline mold risk in crawl spaces and enclosed assemblies. Combined with uninsulated wartime construction, condensation inside wall cavities is a genuine and under-diagnosed problem. See mold remediation.
Flat ground, ponding water
Much of Richmond is low and flat, so the winter problem is ponding rather than runoff. Water rises around a building instead of arriving from uphill — under a garage door with a threshold below grade, through a slab-to-wall joint, or backing up through a floor drain.
Ponded surface water is Category 3 regardless of appearance, because it has crossed paved ground. And as everywhere, surface flooding is excluded from standard homeowners policies. See flood cleanup.

Why Richmond residents choose us
Every restoration company claims 24/7 and certification. These are the reasons that are specific to working in Richmond.
Twenty-five minutes, no premium for the postal code
Richmond gets the same scope, the same standard and the same documentation as any job we take anywhere in the county.
Bay-edge humidity built into the drying plan
Waterfront ambient moisture means dehumidification has to work harder. We size the equipment for that on day one rather than discovering a stalled plan on day three.
Wartime and post-war housing, understood
The Kaiser-era stock was built fast and cheap and is now eighty years old. Original galvanized supply, minimal insulation and thin wall assemblies change both the failure mode and the repair.
Older buildings screened for asbestos and lead
Pre-1980 flooring adhesive, sheet vinyl and joint compound need testing before demolition, not after. Cutting first is how a water job becomes a regulated abatement.

Richmond water damage FAQs
Do you charge more or do less in Richmond?
No. Our pricing is based on the size of the loss, the equipment and hours the drying actually requires, and the materials involved — never on the neighborhood. The scope, the daily moisture readings, the photographic documentation and the insurance paperwork are identical to what we produce for a property in Alamo. Water behaves the same way and so does the IICRC S500 standard.
My Richmond house is from the 1940s. What should I expect?
Everything in it is at or past the end of its intended life, because wartime housing was not built to last eighty years. Expect minimal or no original insulation, light framing, possibly original galvanized supply piping, cast-iron or clay drainage past design life, and often no vapor barrier under the floor. Galvanized in particular corrodes internally until pressure drops and it perforates — low pressure and rusty water are the warning.
Why does mold keep coming back in my house?
Likely condensation rather than a leak. Shoreline marine air means consistently high ambient humidity, and uninsulated wartime construction means cold wall and floor assemblies where that moisture condenses inside the cavity. Removing the growth without addressing the humidity and the insulation just resets the clock. Sealing a vapor barrier over crawl space soil and improving insulation is usually the durable fix.
Do you come out to Richmond?
For larger losses, at about 32 minutes from our Lafayette base. For a small active emergency a West County crew will be there sooner and we will say so. Where we add value is the bigger jobs — extended drying schedules, Category 3 work, full rebuild scope — where the travel time is not the deciding factor.
