Berkeley is about thirty minutes from our Lafayette base through the Caldecott Tunnel. We serve Berkeley for larger losses — full-scope residential and commercial work where scope and expertise matter more than travel minutes.
For a small active emergency, an Alameda County crew will reach you sooner and we will tell you so. Call +1 (201) 277-9344.
Two Berkeleys, two restoration problems
The Berkeley Hills housing — largely 1920s to 1940s, much of it brown-shingle and Craftsman on steep lots — is genuinely old construction. Lath and plaster rather than drywall, old-growth timber framing, minimal insulation, and in places early wiring. That needs conservative demolition and patient drying, because a crew that cuts out everything wet destroys material that would have recovered. See structural drying and dehumidification.
The flatland tracts are largely 1960s and 1970s with the standard pattern: copper at pinhole age, garage water heaters, original supply connectors, and slab-on-grade in places. See burst pipe cleanup.
Hills, fog and moisture
The hills combine steep drainage, heavy tree cover and persistent marine fog. That produces chronically damp crawl spaces and north-facing wall assemblies that never fully dry, which is a mold problem long before it is a water damage problem. See mold remediation.
Steep lots also mean substantial retained soil, aging retaining structures and perimeter drainage that in many cases dates to the original construction. During an atmospheric river those systems are what stand between the hillside and the building.
Multi-unit and student housing
A large share of Berkeley housing is multi-unit and rented. Water damage in that context is slowed by the same things everywhere: the person who finds the leak cannot authorize anything, and the responsibility question delays the response while water spreads between units.
Our advice to owners and managers is the same as always — authorize mitigation immediately, settle the split afterwards. See commercial water damage restoration for how we handle multi-party losses.

Why Berkeley residents choose us
Every restoration company claims 24/7 and certification. These are the reasons that are specific to working in Berkeley.
Thirty minutes through the Caldecott, stated plainly
We take Berkeley for larger losses and we say when an Alameda County crew will beat us to a small active emergency.
We dry lath and plaster instead of demolishing it
Brown-shingle and Craftsman construction holds material that cannot be matched today. Controlled drying and cavity ventilation save it; a crew cutting out everything wet does not.
We test before we work in early wiring
Knob-and-tube is still present in parts of the hills. Anyone running equipment in an older Berkeley property without checking that first is taking a risk with your house and their crew.
Fog-driven damp treated as its own problem
A north-facing hills assembly that never dries is a mold job with no leak behind it. The fix is a sealed vapor barrier and ventilation, not a dehumidifier for three days.
Licensed and insured California contractor · IICRC-certified to the S500 water damage and S520 mold remediation standards · Dispatching to Berkeley from 3450 Golden Gate Way, Lafayette, CA 94549.
You do not need to know what to ask for
Cleanup, extraction, removal, mitigation, restoration — people use all five words for the same job, and nobody expects you to know which one Berkeley needs. Describe what you can see and we will work out the rest.
A local person answers
Not a call center selling your emergency on to whoever bids for it.
First question
Where is the water coming from, and can you get to the shutoff? That decides whether we talk you through it or send someone the 30 minutes to Berkeley first.
Then we move
60-minute dispatch, and we talk you through the shutoff while the crew is loading.
Free, no-obligation inspection with moisture readings and a written assessment. We bill your insurer directly.
Berkeley water damage FAQs
Can you work on a Berkeley multi-unit building where the owner is off-site?
Yes, and it is a large share of what we do here. The practical obstacle is almost never the water — it is that the tenant who found the leak cannot authorize anything. We will start emergency mitigation on a property manager’s verbal authorization, document everything to the standard a master policy and an individual renter policy both need, and sort the billing split afterwards.
Do you serve Berkeley?
For larger losses, yes — full-scope residential and commercial work where scope and expertise matter more than travel minutes. We are about thirty minutes away through the Caldecott Tunnel. For a small active emergency, an Alameda County crew will reach you sooner and we will tell you so rather than taking the job and arriving late.
How do you handle a 1920s Berkeley Hills house?
Conservatively. Lath and plaster behaves nothing like drywall — it dries far more slowly and cannot be patched with gypsum board without an obvious result, so where it can be saved it should be. Old-growth framing is denser than modern lumber and often recovers with patient drying. We also check for early wiring before anyone works near water in an older property.
Why is my Berkeley Hills crawl space always damp?
Steep drainage, heavy tree cover and persistent marine fog compound. North-facing assemblies and enclosed crawl spaces never get the dry conditions they would inland, so they sit at humidity levels where growth is possible year round even with no leak. A properly sealed vapor barrier over the soil is usually the highest-value single fix.
