De La Fuente is six minutes from us, an established family pocket near Acalanes High. Single-story homes on generous, mostly level lots, built in the 1960s and early 1970s.
What sets it apart from the hillside neighborhoods is the foundation type. A lot of these houses are on slab, and that changes how a leak behaves entirely. Call +1 (201) 277-9344.
A leak you cannot see, hear or reach
In a house over a crawl space, a supply line failure announces itself — you hear it, or you see water, or someone eventually looks underneath. In a slab-on-grade house, a supply line running in or under the concrete does none of that. It just runs.
The symptoms are indirect and easy to explain away for months:
- A warm patch on the floor — the most reliable single sign, and almost diagnostic on its own. It means a hot-water line is heating the concrete above it.
- A water bill that stepped up between one period and the next with no change in usage.
- Running water audible at night with every fixture off.
- Dark staining or swelling at the base of a wall, or baseboards that have gone soft.
- Flooring lifting, cupping or loosening in one area of the house.
- A musty smell near the affected part of the house.
See slab leak water damage restoration for the full picture, and leak detection for how we find one without opening the floor in the wrong place.
Why slab leaks happen here
Copper embedded in or beneath concrete corrodes from both sides. Where it was not properly sleeved during construction, it also abrades against the slab as the concrete moves seasonally with the expansive clay soil underneath — thousands of small movements a year against a fixed point. Hot-water lines fail first, because higher temperature accelerates both mechanisms.
Sixty years is well within the window where this becomes common, and because the whole neighborhood was built at once, the cohort arrives together.
Everything else in a 1960s De La Fuente house
Slab leaks are the distinctive problem here, but they are not the most frequent one. Ranked by how often we actually attend:
- Angle stops and braided supply connectors at sinks and toilets — the most common failure in any house of any age, with a service life of five to ten years.
- Water heaters in attached garages — see water heater leak cleanup, and note that water crossing under the shared garage wall into the hallway is the part people miss.
- Copper pinholes in walls where the supply runs above slab.
- Washing machine hoses, under constant pressure behind an appliance nobody moves.
- Original shower pans, failing quietly into the slab and the wall base.
Drying a slab takes patience
Once the plumber has made the repair, the concrete is still wet, and concrete is a Class 4 material — it holds water in its mass and gives it back slowly. Seven to fourteen days of specialty mat drying and sized dehumidification is normal, well after the surface reads dry to the hand. See structural drying and dehumidification.
The flooring decision usually matters more than the schedule. Tile over a wet slab normally survives. Engineered wood, laminate and glue-down luxury vinyl usually do not, because the moisture is trapped underneath and the core swells before anyone sees it. We show you the readings rather than defaulting to replacement.

Why De La Fuente residents choose us
Every restoration company claims 24/7 and certification. These are the reasons that are specific to working in De La Fuente.
Six minutes, near Acalanes High
Level streets and short drives mean we are usually assessing within ten minutes of the call.
Slab-on-grade changes how a leak behaves
No crawl space to hear it in. The signals are a warm patch, a stepped-up bill and a wall base going dark — all easy to explain away for months.
We isolate hot from cold before bringing equipment
Closing the water heater cold inlet and re-reading the meter takes five minutes and narrows the search enormously. Hot-side slab leaks are by far the more common.
We check the garage shared wall every time
Water heaters live in attached garages here, and the bottom plate wicks straight through into the hallway. The garage-looked-fine job is the one that becomes a mold call.

De La Fuente water damage FAQs
How do I know if I have a slab leak in my De La Fuente home?
The most reliable single sign is a warm patch on the floor — that means a hot-water line beneath it is heating the concrete. Others are a water bill that stepped up with no change in usage, running water audible at night with every fixture off, dark staining or swelling at the base of a wall, and flooring lifting or cupping in one area. To confirm, shut every fixture off and watch the meter for 30 minutes.
Will you have to break up my whole floor to find it?
No. Thermal imaging reads the warm line of a hot-water leak clearly through most floor coverings, and acoustic pinpointing with ground microphones typically narrows it to within about six inches. For difficult cases — a cold-water leak, thick concrete or stone flooring — we drain the line and use tracer gas. The plumber then opens one small area rather than exploring, and where the leak sits under something that cannot be opened, a reroute through the attic avoids breaking the slab entirely.
How long does a De La Fuente slab take to dry after the repair?
Seven to fourteen days is normal, sometimes longer. Concrete is a Class 4 material that holds moisture in its mass and releases it slowly, so it keeps giving water back well after the surface feels dry. We use specialty drying mats with dehumidification sized to the load and take daily readings, so the schedule is set by measurement rather than by the calendar.
The garage flooded from the water heater but the house looks dry. Is it?
Check before assuming. Garage slabs are usually poured slightly lower than the house floor, but the bottom plate of the shared wall is porous and water wicks straight through into whatever is on the other side — commonly a hallway, a laundry or a bedroom closet. We moisture-map every shared wall and the rooms beyond as standard, because the garage-looked-like-the-whole-problem job is the one that becomes a mold call three months later.
